Architecturally designed concrete home with cantilevered upper floor, Perth

Process

Resolved on paper. Built without surprises.

The speed on site comes from the work done before it. By the time construction starts, the structure, engineering and documentation are already coordinated.

  1. 01

    Design

You work with your architect or designer — or we can recommend trusted partners if you haven't appointed one yet.

  2. 02

    Preliminary structural review

We review the design for buildability and structural opportunity. This is where the Formcraft systems start shaping how the home gets built.

  3. 03

    Indicative structural pricing

From substantially complete architectural drawings, we prepare an indicative price for the defined structural scope.

  4. 04

    Engineering

Structural engineering is completed and resolved against the architectural documentation.

  5. 05

    Coordinated documentation

Architecture, engineering and construction documentation are coordinated so the site never waits on an unresolved drawing.

  6. 06

    Certification and energy assessment

Building certification and energy assessment are completed in parallel with final documentation. Formcraft insulated concrete forms (ICF) are up to 7 times more energy efficient than the double-brick alternative.

  7. 07

    Building permit

Permit timing depends on the approval pathway, the local government and the completeness of the documentation. Well-prepared documentation is the part we control.

  8. 08

    Construction planning

The programme is built around the structural system — pours, trades and deliveries sequenced before the site starts.

  9. 09

    Start on site

Construction begins, with the MD directly involved throughout. 3D construction models are used from quotation through manufacturing and construction, allowing us to identify issues before they occur.

  10. 10

    Delivery

The project can be run to lock-up with you coordinating the finishing trades — or we would be happy to take the project through to completion.

During construction

Fortnightly reporting, in writing, for the life of the project.

Every two weeks you receive the updated cost spreadsheet, the current programme, actual supplier invoices, the amount owing and the budget to completion. Not a summary — the documents themselves.
