What lock-up means
The main structure is complete, including basements. The roof is installed. Windows and glazed openings are in. The building is enclosed, substantially weatherproof and secure.

Why it's possible

Formcraft wall systems
Proprietary reinforced-concrete wall systems, manufactured and installed by a team that has refined them for decades. Walls go up fast, and they go up right.

Basement systems
Concrete basements — often the slowest part of a complex build — are a core, systemised capability rather than a one-off problem to solve.

Rapid sequencing
We handle the vast majority of pre-lock-up work in-house, so we are not reliant on other trades during this phase.

Structural coordination
Coordinating structure, engineering and documentation is the MD's core personal skill. It is resolved before the site starts, not discovered on it.

We complete the majority of these tasks in-house or with trusted, proven subcontractors — so the programme isn't hostage to third parties.
Early occupancy
This reduces the time and cost of your current accommodation. You get to utilise your biggest investment sooner.

The building is enclosed and secure sooner. What remains is fit-out, not structure.

Lock-up delivery
We deliver the structure, basements, roof, windows and the weatherproof shell. Some clients then manage the internal finishes directly — their own cabinetmakers, tilers, painters and flooring trades. More control over the finish, shorter builder involvement, and our time spent where it adds most.
Full completion
Full completion remains available where the project suits it. Neither scope is the default — the right answer depends on the project and how confident you are to run it. We work it out together before anything is priced.
